Encircle it. 

The atmosphere is thick with expectation as I take my seat, 

Facing Richard and Elaine Harper, 

The studio's current owners.

Richard, 

In a tailored suit, 

And Elaine, 

Dressed in a conservative dress, 

Sit opposite me. 

Their expressions are guarded, 

A mix of professionalism and personal sentiment. 

Richard clears his throat, 

Signaling the start of the meeting.

"Mr. Lang," Richard begins, 

"we appreciate you coming in today."

"Let's get straight to the point."

"What is it that makes your offer stand out from the rest?"

I lean forward, 

Placing my hands on the table. 

"The Elysian Films studio represents more than just a property to me." 

"It's a piece of Hollywood's history, 

One that I believe can be revitalized to its former glory."

"My vision includes not just renovation but also a reinvention of the studio's role in the industry."

"I plan to bring it back to life, 

To turn it into a hub of creativity and innovation."

Elaine raises an eyebrow.

"That sounds ambitious."

"But the studio has been in disrepair for years."

"What makes you think you can succeed where others have failed?"

I glance at the documents spread before me, 

Noting the detailed renovation plans and financial forecasts. 

"I've done my homework."

'I've assembled a team of experts,

From architects specializing in historical preservation to financial advisors who've ensured we have a solid plan to manage risks."

"My commitment is to not only restore the studio but to ensure its long-term success."

Richard nods thoughtfully. 

"I see you've come prepared."

"But let's discuss the price."

"We've received offers, 

And while yours is competitive, 

we need to ensure it meets our expectations."

I pull out my own set of figures and lay them on the table. 

"I'm aware of the studio's current value and the costs associated with its condition." 

"My offer reflects both the immediate investment required and the potential for future profitability."

'However, 

I'm open to discussion."

"What is your expectation?"

Elaine exchanges a glance with Richard before speaking. 

"We're looking for something in the range of $7 million."

I mentally evaluate the number.

"It's on the higher end of what I anticipated but within reach if we can justify the long-term gains. 

"I understand your position."

 "However,

"This offer includes a performance-based incentive tied to the studio's success post-renovation."

Richard's eyes narrow. 

"A performance-based incentive?"

"Can you elaborate?"

"Certainly," I reply. 

"If the studio meets specific financial milestones within the first three years—

Milestones that we'll set together—

An additional $1 million will be added to the final purchase price."

"This ensures that my interests are aligned with the studio's success and provides you with additional compensation if the venture proves successful."

Elaine considers this, 

Her expression softening slightly. 

"That's an interesting proposal."

'It shows you're committed to making the studio a success."

"But we still need to address some contingencies,

Particularly related to the studio's historical preservation."

"There are stipulations in place that must be respected."

I nod, 

Prepared for this. 

"I've accounted for these stipulations in my renovation plan."

"We're prepared to meet all necessary requirements to maintain the studio's historical integrity."

Richard leans back, 

Scrutinizing me. 

"Your approach is thorough, 

And your offer is reasonable."

"If you're open to minor adjustments, 

I believe we can come to an agreement."

I sense the shift in the room, 

A tentative opening for compromise. 

"I'm flexible."

"Let's address any specific concerns you have and work towards a mutually beneficial agreement."

The meeting ends with a sense of cautious optimism. 

As I gather my documents and prepare to leave, 

I feel a mixture of relief and anticipation. 

The stakes are high, 

But the potential for success drives me forward. 

The negotiation is far from over, 

But today marks a crucial step towards acquiring the Elysian Films studio.
